2014 Nest Annual Report – Charlottesville

Happy 2015 Charlottesville! Each year as we prepare for the spring market, we first take a look back at the year that was in our local real estate market. We are excited to present the 2014 edition of the Nest Realty Annual Report. At Nest, we believe it is important that our clients be well-equipped to make confident, informed decisions when it comes to buying or selling a home. One of the ways we do this is by synthesizing vast amounts of data to provide you statistics and metrics that are relevant to you and our local market.

On the heels of a strong performance in 2013, the Charlottesville real estate market experienced modest growth in 2014. Sales levels increased in most major categories as did average sales prices. In a year in which we expected interest rates to rise and possibly suppress demand, surprisingly we saw rates drop which likely played a role in providing stability to the marketplace. Overall, we continued to see the positive trends and indicators that we have witnessed over the last four years.   • Total sales in the Charlottesville MSA rose approximately 4%
  • Median sales price in Albemarle County rose nearly 2%
  • New construction sales achieved their highest total in the past five years
  • Nelson County was the only county in the local MSA to see a decline in total sales
