Charlottesville is becoming a (bigger) city with stories to tell.
By Jim Duncan
Apartments, office spaces, and condos…oh my.
Drive, walk, or ride around downtown Charlottesville and you’ll likely be surprised, perhaps even taken aback by the changes that are upon us. I’m downtown nearly every day, and the traffic shifts remind me (just a wee bit) of the Big Dig many years ago. What follows is a list of a few of the big/bigger projects in and around downtown Charlottesville.
I’m writing this story more for myself, to wrap my head around the building boom so as to advise and inform my clients, than anything else. Hopefully you find it useful.
A non-comprehensive list of some of the bigger projects in and around Downtown Charlottesville:
Note that I tried to include landmarks for those who either haven’t been downtown or don’t come downtown often
- Blue Moon Diner – 6 story apartment building will be built above/behind the Blue Moon Diner.
- Cherry Ave hotel – At the corner of Cherry Avenue and Ridge (it’s a Fairfield Inn).
- Market Plaza – 9 Story building – taking the space of the current City Market. (Note the Landmark in the background.)
- Student apartments on West Main – At the corner of 10th & Page ( 6 stories, I believe).
- The Uncommon/Hardywood Brewery – Across from the Hampton Inn. The back view shows where Traxx used to be.
- 9 Story office complex above the Glass Building – (Bluegrass Grill)
- 4 Story hotel at the corner of Monticello near Ridge – (sort of across from ACAC’s entrance)
- Three to Six Story Apartment and Office building – across from the C&O restaurant (currently their parking lot)
- Friendship Court – (neé Garrett Square), but that’s such a massive undertaking it’s hard to recognize its scale
Already built/open:
- The Flats at West Main
- Residence Inn at the corner of West Main & Ridge
Note: all these photos were taken from my bicycle … so, so much easier to navigate the City of Charlottesville on a bike. Here’s another shot of the Waterhouse building, taken from Garrett Street.

What is the name of the building in your feature picture? I am looking for an apt in downtown area, not too close to UVA. Move in around March.
