BUILDER’S CORNER: “State of the Union” by Southern Development Homes

We’re teaming up with some of our favorite local builders to get a snapshot of the current real estate market from their perspective. We’ve asked them to share their unique viewpoint on trends, products, and buyer interest. Join us as we we chat with a different builder each week.

This week our “State of the Union” snapshot comes from Southern Development Homes. We sat down with their Sales and Marketing Manager, Kendra Dunn, to learn more.

Nest Realty: Can you begin by telling us what three words would you use to describe 2015? And why?

Kendra Dunn: 

  1. Active – It was a busy year for SDH.
  2. Discerning – Our customers knew what they wanted.
  3. Growth – We’re building more homes in more neighborhoods.

NR: What local design trends stood out in 2015?

KD: Designs are becoming more modern, and less shabby chic. There were lots of grays in tiles, cabinets, and paint colors. We also saw increased interest in quartz countertops.

State of the Union

NR: What were buyers demanding in 2015?

KD: Dark floors and hardwood floors in more and more rooms.  Buyers were also looking for features that require less maintenance, and therefore more ease of living.

NR: What national building trends are you following?

KD:  We are following eco smart, green building trends that save the homeowner money on utility bills while using less resources. We are implementing connectivity of homes (thermostats, monitors, security) to the internet and smart phones.  We are also installing ceramic tiles with a wood-like appearance in different patterns and layouts. Another trend that we are embracing is indoor/outdoor living spaces. We’re creating spaces, like roof top decks, that provide access to nature during day-to-day life.

NR: What are you excited about for 2016?

KD: Breaking ground in Cascadia! And a new on-trend tile program in our Design Center that includes flooring and backsplashes.

NR: Any product, neighborhood, development, or other offering that our clients may find of interest?

KD: We’re very excited about the neighborhood of Cascadia– the Pantops location is second to none. The 180 degree views of the Blue Ridge Mountains from the hillside community are jaw dropping.  The 113 acre Darden Towe Park is right across the street, and the Downtown Mall is a mere 5 minute drive away. Beyond the incredible location, Cascadia is packed with wonderful amenities. There are two playgrounds, one of which is right next to the community pool. Adjacent to the community pool is a picnic shelter and a community clubhouse. Meander the walking trails to the numerous pocket parks, a neighborhood pond, or the community garden. Arranged around a central pedestrian-oriented path known as Cascadia Park, nothing in the community feels far away.  Villas start at $399,900.
