We apologize for the slight delay with this Q4 report. Fortunately, it’s been a very busy last couple of weeks at Nest. Between a lot of activity in the Charlottesville real estate market, adding a few more fantastic agents to our team, and a few other exciting projects in the works, this took a little [...]

December 9, 2011 – 12:35 am
Overall, the November 2011real estate market in Charlottesville performed about as we expected. Overall, total year-over-year sales were down (from 174 to 150). Median sales prices in the Charlottesville MSA were also down…by about 3% from November 2010. There was some positive news, though: the three-year total sales trend is now slightly positive…meaning that sales in [...]

Last week I posted on lockbox openings. This week I take that data one step further and overlay those trendlines on the inventory trendlines for nearly three years of info. Quick recap on inventory: below are the inventory trends for the MLS since 1/1/2009. They are the actual number of active listings on the 1st [...]

At the halfway point of 2011, we’re about where we thought we’d be. As has been the case for the last several quarters, total year-over-year sales are down in most categories and median sold prices are only down slightly. Let’s jump into why sales are down. We can sum it up pretty easily: 2010 Homebuyer’s [...]

Overall, sales were up in Q1 2011 as compared to Q1 2010. In fact, this was the best first quarter in terms of sales since 2008. Single family [...]
