One of the ways we achieve this goal is by analyzing vast amounts of market data and delivering it in a relatable fashion. We are excited to release our 2019 Nest Realty Atlanta Annual Report.
This report provides a comprehensive look at how our local market performed not only last year, but in years past as well. Whether you’re considering selling your current home, buying a home, or you’re just interested in learning more about our local real estate market, we hope this report serves as a valuable tool.
The Atlanta area real estate market showed signs of stabilizing in 2019. In the overall metro area, we saw increases in the median sales price, days on market, and inventory levels, and saw a decrease in the total number of sales. 2019 is the first year recently that buyers had more choice and negotiating power as many of the markets shifted from a low-inventory seller’s market to more of a balanced market.
The neighborhoods surrounding the BeltLine continue to be in high demand, with continued investment and development occurring.
As the Atlanta metro is vast, this report is only a sampling of some areas. If you would like more information or have questions about any neighborhoods not contained in this report, please do not hesitate to ask. We will be happy to share this information with you.
- Total sales increased more than 14% year-over-year in Midtown Atlanta last year. Total sales were 31, a 14.81% increase from 2018, when there were 27 total sales.
- The median sales price in 2019 for Midtown Atlanta was $817,000, a 7.50% increase over 2018’s median sales price of $760,000.
- The Grant Park, City of Brookhaven, and Candler Park/Lake Claire neighborhoods had the lowest average days on market within the Atlanta MSA at 30 days each.
