5 Ways Sellers Can Prepare For the Spring Season

The sellers’ market is heating up, and spring is just around the corner. If you’re considering selling your home during the peak season, don’t wait for your tulips to bloom to make preparations to list. Here are several simple steps you can take to get your home market-ready before that first showing.

Enhance Your Curb Appeal

Curb appeal is the attractiveness of your home’s exterior when viewed from the street. If your home doesn’t catch a buyer’s eye, chances are your prospects will keep driving – or browsing. With more and more home buyers shopping online, curb appeal is a critical component to marketing your home and making a strong first impression. It sets the tone of a potential buyer’s entire experience; buyers associate the condition and landscape of the exterior with the condition of your home’s interior. A few affordable suggestions: buy a new welcome mat or a seasonal wreath for your front door, weed and edge your front yard beds, and add a few colorful seasonal plants or flowers to the entrance.

Clear Out the Clutter

Everyone has clutter, but buyers want to be able to see themselves – and their belongings – in your home. In order for it to show well, put away the kids’ toys, take everything off your refrigerator, pack up knickknacks and family photos gathering dust, and hide piles of magazines and dirty laundry. Put away that toaster oven and blender that rarely get used. It’s important to clear your counters, since the kitchen is one of the most important rooms in your home. Once your home hits the market, keep it as neat as possible. Buyers want to remember your home, not your family’s activities and/or stuff.

Clean Out the Cobwebs

It’s time for some deep spring cleaning to make your house really shine. Wash your windows inside and out. Rent a pressure washer to spruce up the exterior. Vacuum your carpets and clean your hardwood floors until they sparkle. Dust all services including ceiling fan blades and light fixtures. Clean out the refrigerator. Organize your attic. Keep your home looking and smelling fresh by hanging clean towels and buying fresh-cut flowers. Cleanliness is key!

Remove Items You Plan to Keep

If you have a beautiful chandelier in your dining room you intend to keep and not sell with the house, then go ahead and remove it and replace it with another. When potential buyer comes to see your home, you don’t want them to fall in love with your grandmother’s antiques that will be coming with you when you move. Same goes for the brass door knocker that was a wedding gift.

Interview Several Brokers

Your choice of a listing agent will make a big difference in how quickly – and for how much – your home sells. Get recommendations from friends and interview several listing agents before making a selection. Choose an agent who has experience selling homes in your price range and area and who comes to the table with a strong marketing plan, detailed comps, and creative ideas. Personality and professionalism are important, too. Be sure to find someone who is enthusiastic about your home and who communicates well with you. Don’t just choose the realtor who tells you than can sell your home for the highest price.
