PROS:

Spring is a popular time to sell, and therefore buy, and you may garner a higher sale price.

With the hot market, there’s the possibility that multiple takers will embark upon a bidding war that will drive your sale price even higher.

With the nice weather, your home just looks better. Curb appeal is easier to achieve and flowers make everything pop.

This increased curb appeal can increase home valuations.

CONS:

With so much selection, buyers can be pickier.

Buyers may be less motivated to take the plunge with so much inventory from which to choose.

Price your home appropriately. Look at the comps in the neighborhood, and with the aid of your real estate agent, set your home price accordingly.
