Grant Park 2017-2018 Market Snapshot: Single Family Homes

Historic and peaceful. Dynamic and thriving.

Located in the heart of one of Atlanta’s oldest areas, Grant Park provides a peaceful natural oasis in the middle of the city. With over 130 acres, Grant Park is Atlanta’s oldest city park.

The story of real estate in Grant Park continues to be one of rising buyer demand and too few homes for sale. In 2017 there was only 2 months of available inventory. Home prices in Grant Park have steadily risen, increasing 13% in 2017, with many homes selling in bidding competitions.  Sold prices hit a 5 year high in 2017 – a whopping 67% increase since 2013!
With an average market time of just 35 days from the listing date to going under contract, buyers had to scramble when a new listing came on the market. Many sellers were able to choose from multiple offers.

2017 MARKET STATS

148 Homes Sold: Down 10%

$459,000 Median Price: Up 13%

35 Days Time on Market: Up 35%

2.2 Months Inventory: Up 24%

2018 Outlook

The desirability of Grant Park will continue in 2018 as the local economy continues to strengthen and more people seek the Intown lifestyle. I expect buyer demand to remain steady or even increase in 2018. While new listings coming on the market will pick up in the Spring, the total inventory of available properties for sale in 2018 will remain constrained. Watch for upward pricing pressure in the near future.
