During our “Meet the Agent” series, we sit down with our agents to learn more about them, what makes them tick, and why they’re passionate about the real estate industry. In this installment, we chat with Katie Urti, an agent with Nest Realty in Carolina Beach, North Carolina.

Nest Realty: Tell us a bit about yourself! What brought you to Carolina Beach?
Katie Urti: Growing up close to the mountains of North Carolina made me greatly appreciate the novelty of the beach. With its laid back atmosphere, Carolina Beach was always a family vacation favorite. As an adult, I found myself working six days a week in New Jersey and daydreaming of warm ocean breezes and, let’s be real, cheaper taxes. My husband was also working to the point of exhaustion, so on Memorial Day 2015, we made the commitment to start over and move to Carolina Beach for a more peaceful and balanced life.

NR: How did you get into real estate?
KU: Through buying and selling our first home, my husband and I became highly interested in real estate. For some people, such a purchase is stressful and confusing, but we enjoyed the process and wanted to learn more about the business. My father always instilled the idea of land being the best asset; he would say, “a man is no man if he doesn’t have land.”

NR: What was your previous career? How has that prepared you for real estate?
KU: I graduated from the University of Louisville in May 2008 with a degree in dental hygiene. I have practiced dental hygiene for the past 13 years, and although it is a consistent and lucrative career, I no longer feel it is my passion. The clinical side is sterile and people are generally nervous while at the dentist, which makes for negative energy and long days. Gaining people’s trust and becoming a positive advocate were the rewarding aspects that I will certainly carry with me into real estate.

NR: What led you to Nest Realty, as opposed to another brokerage?
KU: I originally started real estate in 2016 with my husband. Not being from the area, we thought going with the biggest firm in town would be advantageous. After getting lost in the shuffle and feeling like a number, we joined a growing team within the large company and began to catch momentum. Living in the area and learning more about local real estate firms, I always viewed Nest as the “cool kids.” Their unique marketing and customized service appealed to our lifestyle-driven approach to selling real estate.

NR: What is your favorite part of being an agent?
KU: As I mentioned earlier, gaining people’s trust and becoming a positive resource/advocate is my favorite part. I am everyone’s cheerleader, and I think in real estate, the client is looking for positive energy and constant reassurance, which comes naturally for me.

NR: Do you have a specific area of expertise to offer clients?
KU: I always say, “In my next life I will be a matchmaker”; therefore, I have found a natural affinity for buyers. There is nothing more rewarding in real estate than the stars aligning and the universe helping you find the “perfect” home for your buyers.

NR: What makes you different from other agents? What sets you apart?
KU: With our business focus being in Carolina Beach, my husband and I operate with a “team inside a team” approach. With this business style, we are able to give our clients a two for one advantage. We both work in different lanes, but always come together to ensure the client is receiving the best possible service and attention on all levels. Having the support of the Costin Team allows us to constantly improve and grow within our market.

NR: What are five adjectives that describe you?
KU: Energetic, honest, conscientious, loyal, and funny.

NR: Who would be your dream client?
KU: My dream client would be Dolly Parton—in my mind, she is everything. I know she would have fantastic taste, yet practical expectations.

NR: If you had one piece of advice for a first-time home buyer, what would it be?
KU: My best advice would be to contact an outstanding mortgage broker and first get pre-qualified. The idea is to stay within your budget while still checking off the non-negotiable needs, not wants. It’s always hard when a client falls in love with a home they can’t secure.

NR: What is your favorite season in Carolina Beach?
KU: Carolina Beach is undeniably best in the early fall, when there is very little traffic, yet warm ocean water to selfishly enjoy.
