The spring market is a notoriously busy time for real estate. With many homes going on the market all at once, sellers and buyers alike need to be smart to achieve their goals. Here are some tips for sellers and buyers prepping for the spring market.

If you’ve lived in a home for a while, it’s easy to overlook small quirks and imperfections. But buyers come in with fresh eyes, so they’re going to notice. Before putting your home on the market, fix all the little things you’ve let slide up to now, whether that’s tightening door knobs, fixing a window that won’t stay open, or patching up a wall.

The spring market can be a perfect time to see a home at its best…flowers are blooming, the sun is streaming in, and the snows of winter are a quickly fading memory. As a buyer, be sure to consider how the home and property will look and feel when the weather’s not so nice. Will the perfectly placed trees lose their leaves and expose eyesores? Will that sloping driveway become treacherous in ice? How’s the drainage around the home? Walk the property and really give these things some consideration. If the entire house needs gutters, you may potentially want to negotiate that into the price of the home. Talk to your agent about the best way to approach these things.

Since so many buyers are looking at homes in the spring, you may need to make your offer stand out to sellers by giving a little something extra. This could be as simple as agreeing to cover your own closing costs (if that works financially for you). You can also consider offering more than asking price, if you (and your agent) agree that the home is worth it. In any case, quick decisions are often necessary at this busy time of year, so trust your agent—and your gut.
