Julie was our lifesaver! After things went awry with a previous Agent and our house sitting on the market for a month, she was exactly what we needed. Within a week, our house was under contract and the rest of the process went pretty smoothly! She knows exactly what she is doing and also knows how to get things done and taken care of. If we ever move back to the area, we’ll definitely be using her again! Highly recommend Julie.

Julie Ballard, with Nest Realty, represented the seller when I purchased my home. The listing, put together by Julie and the seller, inaccurately stated the property was public water AND sewer. Not once, but multiple times - including free texted into a paragraph. I did have a home inspection performed, which does not typically include any potential septic system, as that inspection is performed separately. While signing closing documents, specifically addendums (termite, etc.) I did ask again as a septic inspection would be one of those riders. Ultimately, closing was done, I moved in and shortly after spent a few weeks of blood, sweat, tears and money trying to figure out why it seemed like my home had plummeted into the sulfur pits of hell. SURPRISE, I have a septic tank! One which hasn’t been addressed or “known about” for years - supposedly. As soon as the true problem was uncovered, I immediately contacted my realtor who contacted Julie. Ultimately, over the last many months I have been given a lot of excuses and no resolution. All of my paperwork is incorrect due to this mistake. I’m out unexpected money because of this mistake. Yes, Virginia is a “buyer beware” state but as a first-time homebuyer I trusted realtors. I know so much better now and for the future. Regardless of what law or policy Nest wants to throw out in order to say they are not responsible the FACTS are that the original mistake is theirs. They listed incorrect information. I had to have the front of my carport dug up and destroy a flower bed and small patio.

During this process of searching for a new home, my husband and I found Julie to be very professional, friendly, knowledgeable and helpful. She spent a lot of time talking to us in regards to our needs as it related to buying a new home. She took us to look at several houses and we talked about pros and cons as they related to each one. She kept us up to date with listings of houses through email which was very helpful. She was always pleasant when we would meet or talk on the phone and she appeared to be genuinely concerned about our needs and wanting to help us find the right home! She was always encouraging by letting us know that the right home was “out there” for us and thanks be to God she was right! I picked Julie, not only because we went to High School together, but because a mutual friend, under difficult circumstances, gave her glowing reviews in the sale of his parent's house as well.My experience was similar.
