37 wooded acres in northern Albemarle County, on a state maintained paved road. Current owners have installed a gravel road and concrete culvert over a creek to open up the back portion of the property. Made up of 5 separately platted lots, a variety of opportunities and uses are suggested, including a small subdivision for a home builder looking for a protected rural enclave, family compound suitable for up to 5 dwellings, investment opportunity, or simply a single family end-user looking for quality land in a good location to build an estate-caliber home with lots of flexibility for siting and ancillary dwellings. 5 different perc sites (soil reports on file), numerous good building locations, good quality road/driveway already in place. The land is mature hardwood forest, primarily oaks and beech trees, and there is a creek traversing the property. Very private and quiet, yet still an easy commute to Hollymead or Pantops amenities. An HOA was created but never formally set up, and CC&Rs are in place, but both can be extinguished if a new owner so wishes.

GreatSchools Ratings for Virginia are based on the Standards of Learning (SOL) End-of-Grade reading, writing, math, science and history/social science results and the End-of-Course reading, writing, algebra I, algebra II, geometry, biology, chemistry, earth science, world geography, Virginia and United States history, world history I and world history II results. Grade 8 history/social science results were not included due to incomplete reporting by the state. GreatSchools compared the test results for each grade and subject across all Virginia schools and divided them into 1 through 10 ratings (10 is the best). Please note, private schools are not required to release test results, so ratings are available only for public schools. GreatSchools Ratings cannot be compared across states, because of differences in the states' standardized testing programs. Keep in mind that when comparing schools using GreatSchools Ratings it's important to factor in other information, including the quality of each school's teachers, the school culture, special programs, etc.
