A great opportunity for an investor or farmer or hunter to own almost 500 acres of farm & forest land with a stream running through it in a beautiful part of Central Virginia. It is a few minutes from world class fishing on the James River near the confluence of a scenic Virginia river, The Rivanna River. It has many indigenous game species native to Virginia. It is not far from the capital of Virginia and easy access to I-64 Interstate. It would be ideal as a crop farm, a cattle or horse operation, a game or shooting preserve or as an energy production facility. The current owner has cleared part of the land in the front part of the farm so the piles of trees attest to the fact that more arable land is being created. Be sure to bear left at the sheds and see the land that already has been cleared. The view from the top of the hill in the cleared land is very special and provides a stunning building site for a manor home or lodge. As mentioned. the property has a bold creek running through it with beautiful rock outcroppings and lush forests surrounding the borders of the property. It is very private and secluded and would be an excellent place for a retreat or second home.

GreatSchools Ratings for Virginia are based on the Standards of Learning (SOL) End-of-Grade reading, writing, math, science and history/social science results and the End-of-Course reading, writing, algebra I, algebra II, geometry, biology, chemistry, earth science, world geography, Virginia and United States history, world history I and world history II results. Grade 8 history/social science results were not included due to incomplete reporting by the state. GreatSchools compared the test results for each grade and subject across all Virginia schools and divided them into 1 through 10 ratings (10 is the best). Please note, private schools are not required to release test results, so ratings are available only for public schools. GreatSchools Ratings cannot be compared across states, because of differences in the states' standardized testing programs. Keep in mind that when comparing schools using GreatSchools Ratings it's important to factor in other information, including the quality of each school's teachers, the school culture, special programs, etc.
