The Intown real estate market is the hottest in Atlanta!
The story of real estate in Intown Atlanta continues to be one of very low inventory and very high buyer demand. Properties priced below $300,000 sold quickly. Very quickly.
Intown condos and townhomes priced under $300,000, with 2 or more bedrooms, were listed for just 28 days before going under contract. The median sold price increased 5%, and the monthly inventory of just 5 weeks is close to a record low. The drop in the number of sales in 2017 was due to a lack of available properties to meet buyer demand, and not a softening of the market.
2017 MARKET STATS
551 Homes Sold: Down 29%
$232,000 Median Price: Up 5%
28 Days Time on Market: Down 3%
35 Days Inventory: Up 8%
2018 Outlook
The vibrant Intown lifestyle is drawing everyone from international professionals to empty-nesters and growing families. From the neighborhood feel of Midtown, to the hip condos in Downtown, to the luxurious estates of Buckhead, the Intown area offers choices for buyers in all price points.
With amazingly low interest rates, increased job growth, and more people moving to Intown Atlanta, the local real estate market should stay red hot for many months to come. I expect buyer demand to remain steady or even increase in 2018. Inventory will remain constrained and very likely, prices will increase.
