What Can I Sell My House For?

I am consistently asked, “What would my home sell for?” Well, that question is extremely broad and depends on multiple factors.

When you visit websites like Zillow, Realtor.com, Redfin, you will see a they have an automated value system that compares the prices of all the homes sold within a certain radius to your home, and assigns that value to your house, without actually knowing anything about your home other than the address. However, that is not truly how to value is determined on your home.

The true value of your home is determined by the market, called “Market Value.” The market value is determined by comparing the most similar homes that have sold within the last 6 months. Ultimately, an appraiser is the one who will determine the true market value of a property, and the amount they determine will be the amount that the bank will lend on.

A Realtor will look at many factors, including location, condition, squarefootage, bedrooms, garage, acreage, special feautures, etc, by doing a comparative market analysis. This is a pre-liminary value of what your home should sell for based on previously sold homes, or “comparables.”

At the end of the day, your home is your investment, and you can sell it for however much your choose- but that also means that buyers can choose not to buy it. If they don’t have the expendable cash funds to pay for it, and have to get financing, you will probably struggle to sell it. You may get lucky with a cash buyer who will pay what you are asking for it, no questions asked!
